The host and guest will sign the short-term rental agreement as attached at the time of booking and the booking will become effective once the booking deposit has been received.

The booking may be cancelled at any time by the guest, The booking deposit will be returned in full if the cancellation > 30 days from the start date. The deposit will be forfeited if cancellation takes place within 30 days of the start date. Any bank charges for returning deposit will be charged to the guest.

The booking deposit will be calculated at 25% of the total rental cost, but with a minimum of 10,000 Thai baht. The balance of the rental fee shall be paid at least 7 days before the start date by bank transfer.

A cash damage security deposit of 20,000 baht is required to be paid by the guest at check in and is returnable in full on the satisfactory check out at the end of the term.

Check in time is after 2pm. Check out is before 11am.

Electricity is charged based on the meter reading at a rate of 6 Baht per unit.

Water consumption is included in the rental price.

The host will pay and provide for pool (2 times per week) and garden maintenance (2 times per month). The guest will allow these staff access to the property to carry out their work.

The rental agreement does not include a maid service, although our maid will come and remove rubbish when needed and change towels and sheets on a weekly basis.

As required by Thai Immigration authorities, the guest must provide passport details and entry details to enable the host to prepare mandatory reports to the government.
